Do you take on projects outside of California?
We are based in the central coast town of San Luis Obispo, CA. For now, we are only able to offer Rööm to California, Oregon, Nevada and Arizona. If you are not in these areas, we may be able to accommodate you, but know that cost of transportation and logistical issues will determine the probability.

What does a Rööm cost?
Our 9’x'9’ base model is around $32,000. The cost increases when adding more space, available in 4’ to 8’ modules. The primary factors that affect price are the overall size and number of windows and doors. Our square foot cost ranges from $300 - $350 and includes windows, doors, electrical outlets, lighting and foundation piers. A Rööm larger than 500 square feet will cost $400 per square foot.

What is the build schedule from time of component package order to install? Once the structural building proposal is signed and initial fees received we can prepare the timbers and precut the building components 4 -6 months. Once we arrive on your property we can assemble in 1-4 weeks, depending on the size of Rööm you ordered.

Do you have a model Rööm we can visit?
We rely on the graciousness of our past clients who make the effort of opening their homes to potential clients. Because of this we require a $100 fee that demonstrates genuine interest in working with us. We make every effort to meet potential clients where they are in the process, while also acknowledging that Rööm homeowners will spend time and effort in making their Rööm presentable for visitors. In some cases, we can arrange tours during construction of new builds. If you find yourself leaning toward us and are ready to take the next steps working with our team, please let us know and we can reach out to homeowners for a visit.

Are you currently accepting new customers?
Yes! From time of contract signing expect a 4-6 month delivery timeline, depending on size and configuration.  During that time, we will be busy crafting your Rööm to order!

Additional Questions:

  • Rööm is installed on top of galvanized steel ground screws. We are partnered with Stop Digging to provide a time-efficient, and low impact alternative to typical concrete slab foundations. Not to be confused with ground anchors or soil screws, these industrial grade ground screws are designed to be installed in any ground condition quickly and efficiently.

  • Absolutely! The structural system holds all components of this modular system firmly together so it could be lifted to another on-site foundation, or onto a transport truck. So long as ground screws are installed beforehand, the Rööm system attaches cleanly to your new foundation.

  • Currently we are available to install Rööm for our customers, and we plan to work with carefully selected install crews. At some point, we hope to be able to provide install guides for DIY Rööms, but those are not available at this time.

  • If you are in the continental United States, we have confidence we can transport Rööm to you with ease… We have yet to install Rööms overseas, but we are open to finding the proper channels if the project comes along.
